Originally constructed in 1967, the 45-year-old multi-family housing structure was due for some major structural maintenance. Work included repairs to the exterior masonry, stucco, and roof. All new windows and doors were installed and some interior areas were refinished due to water intrusion. The expansive terrace was also failing, causing water to leak into the parking garage below. Restoration of the terrace included partial demolition, waterproofing replacement, wood deck replacement, and concrete and masonry repair. Unit balconies were also rebuilt, including new wood decks, balcony flooring, guardrails and deck-drains. Work on the heated underground parking garage included selective demolition, sealant replacement, new insulation and flashing around the new doors and windows, and joint repointing.
